November through January is an important series of holidays for people from all walks of life. Collectively, we call this period "The Holidays" with most people are overbooked and overwhelmed with obligations; many using this time as a catchall excuse for being too busy to do anything. This is also a time many consumers (and some real estate agents) will argue is a "bad time" to put a home on the market for sale.

Under normal circumstances, I love listing homes for sale during the holidays. This year - in the wake of very unusual economic and social circumstances (I see you, 2020 Presidential Election and COVID-19) - I'm more bullish than ever on putting homes on the market during this time!

In general, we find that from November to January, there are fewer homes on the market. Pair that with our current Boca Raton real estate inventory shortage and you (as a seller) have a recipe for getting top dollar for your home. Buyers shopping for a home are far more serious and generally are looking to make a move by year's end.

If you are considering selling your home, there has never, ever benn a better time than right now. Once you're clear you're ready to sell this season, don your gay apparel and follow these tips.

  1. Deck the halls, but don’t go overboard.
    Homes often look their best during the holidays, but you should be careful not to overdo it on the decor. Adornments that are too large or numerous can crowd your home and distract buyers. Also, avoid offending luxury real estate buyers by opting for general fall and winter decorations rather than items with religious themes.

  2. Hire a reliable real estate agent.
    That means someone who will work hard for you and won't disappear during Thanksgiving, Christmas or New Year's. Ask your friends and family if they can recommend a Boca Raton luxury real estate agent who will go above and beyond to get your home sold. This will ease your stress and give you more time to enjoy the season. PS: You can always call me!

  3. Seek out motivated buyers.
    Anyone house hunting during the holidays must have a good reason for doing so. Work with your agent to target buyers on a deadline, including people relocating for jobs to Boca Raton, investors on tax deadlines, and - my personal favorite - people moving to Florida to escape high-tax states and freezing winters.

  4. Price to sell.
    No matter what time of year, a home that’s priced as a compelling value for the Boca Raton luxury real estate market will make buyers feel merry. Rather than gradually making small price reductions (which is a story with a bad ending), price your home to sell the first time.

  5. Make curb appeal a top priority.
    Maintaining the exterior of your home is very important. Our lack of snow equals a more exposed home, so touch up the paint, clean the gutters and spruce up the yard.

  6. Take top-notch real estate photos.
    Homebuyers are likely to start their house hunt from the comfort of their homes by browsing listings on the Internet. Make a good first impression by offering lots of flattering, high-quality photos of your home. Your agent should provide you with a full marketing plan incuding professional staging and photography.

  7. Create a video tour.
    You'll get less foot traffic during the holidays thanks to vacation plans - especially with concerns over in-person real estate showings during COVID. Shooting a video tour will attract house hunters who are unable to physically see your home. Face-time visits are great, too!
