The start of 2022 brings some big changes to coastal Boca Raton. Only about a ⅓ of the homes in the top 10 are in Royal Palm Yacht and Country Club with the remaining homes scattered around some neighborhoods that do not customarily make the top 10 list. Also of note, the top sale for January 2022 is in the mid $6M range, where we had previously seen record high prices for single family homes in this position. Only one condo makes our list this month, an oceanfront offering at Luxuria, which was on the market for over 6 months. Only 1 of the top 10 homes sold for above listed price, suggesting that negotiability rates may be on the rise.
