Hello everyone and welcome to Tuesday Tours. Today we are going to check out a beautiful condominium at Mizner Grand, designed by creative director and founder of REH interiors, Margaret Shaffer. We are on the grounds of the fabulous Boca Raton Resort and Hotel. Mizner Grand is actually a series of towers broken into groups of North and South Tower.

What Margaret accomplished here is really amazing. She specializes in Merchandising, which is taking the soul of luxury properties and reimagining them so that they can really connect with luxury buyers.

Before Margaret came along, the Formal Sitting Room was a completely cluttered and neglected cave and looked more like a storage closet.

It is a really key area, not only is it a first impressions area, but it’s also an auxiliary seating area, den, and family room. Whoever is going to buy the unit is going to use this room so it needed to be shown as both multifunctional and visually appealing. There’s also no natural light, so lighting was added to compensate for that.

The Formal Living Room and the view are amazing. The way the furnishing was set up in this space was to provide a buffer with lots of light and airy neutral textiles and lots of different activity areas. We have a Game Table and Large Scale Seating that can fit a large number of people.

The Living room also opens up to the Kitchen and Dining Area. The way that The Dining Area was done is elegant, but if you look at the pieces you will notice that it’s not really complicated. The Kitchen is one of those areas where you don’t want to go crazy improving the space because in this case, the buyer is going to eventually re-do it. The original appliances and finishing were kept but added a few touches that will make the buyer imagine themselves in this space.

The Master Suite offers what is on every buyer’s list. Light, bright, and airy. Three distinct areas were created in the Master. We have a seating area overlooking the gorgeous view, a little sitting desk, and of course, the Master Bed.

Another area that I find a lot of people just completely forgetting when merchandising a luxury property is the outdoor spaces. It’s a huge mistake not to pay attention to the outside areas as it can turn something that might’ve been overlooked to a key selling point.

Welcome to Tuesday Tours: Sun and Surf Boca Raton Edition. Today we are in Boca Raton Resort Hotel where we will be meeting up with my friend, Bill Lippolis, and taking a boat ride up the intercostal to tour my brand new listing in Sun and Surf.

The designer in this house did an exceptional job with all of the detail. This is the only house that I’ve seen with real white oak beams.

It was a requirement from the homeowner to have a more clean and modern look, there isn’t a single seam or casing on all of the doorways.

The Euro doors are definitely one of the biggest that I’ve seen in this market. They stack to both sides and allow the outdoors to come inside when you are entertaining or having a party. They are impact rated for the Miami-dade hurricane code. A buyer is going to expect to have all impact rated everything.

The beautiful pool decking and floor material outdoor is a purple material made in Palm Beach and was all custom fabricated specifically for this house, and the limestone was purchased and shipped from Texas.  

You can see more of that beautiful white oak on the beams, island, and the hood above the stove as you come into the kitchen, and they make a great focal point when looking at it from the other rooms. The kitchen also has a massive Thermidor gas grill, cabinets that go almost to the 12-foot ceiling, and Rose Gold faucets that look so chic and on-trend.

Hello and welcome to Tuesday Tours. Today we are in Princeton Estate, the crown jewel of Woodfield Country Club in Boca Raton. 3634 Princeton way is the epitome of country club luxury, with over 10,000 Square Feet and an oversized lot.

This open-concept living and family room with a bar is exactly how people want to live today. Our first stop is in the living room. When you first walk in the door, you immediately see this amazing array of floor to ceiling fixed pane glass overlooking 2 lakes and the golf course. The space is very wide and airy, with volume ceilings and a dining room that could easily seat 12 people. 

The kitchen follows a true chef style. We have a Thermidor gas range with 4 burners, a grill, and a griddle. We also have not one but 2 sets of SubZero refrigerators freezers, a massive cooking island, and an enormous snack bar between the kitchen and family room. The breakfast area, although cozy, could easily seat 8 people comfortably, and offers views overlooking the pool, lakes and the golf course.

It’s hard to imagine how such a voluminous ceiling and open space can still feel so cozy, but somehow we’ve accomplished just that in this space.

The house also comes with a gamer loft area, and it’s absolutely an incredible addition to the house. It opens out to a balcony that overlooks the entire Golf Course views.   

The Master Suite is truly an oasis. There is a home gym, and even a second office inside the Master Suite, with a coffee or whine morning bar, and plenty of room to tend to those things that are important. We also have spacious His and Hers closets, and a Master Bath that truly resembles a Spa-like experience. It has inlaid wood up the wall, separate His and her dressing areas and water closets.
